Las Catalinas.

Las Catalinas faced the challenge of developing a luxury beach town with a unique architectural vision, high density, complex geotechnical conditions, and an operation that demanded international standards of safety, quality, and technical coordination.

Before consolidating a stable engineering team, each building relied on different consultants, resulting in inconsistent criteria, interdisciplinary conflicts, construction delays, and high costs due to rework. The urban vision was clear, but its technical execution required a permanent, reliable partner deeply integrated into the project.

S3 became the official engineering team for Las Catalinas, fully integrating into its urban and architectural model. We unified structural, MEP, and inspection criteria so that every building—from boutique residences to hotels and commercial spaces—spoke the same technical language.

The project shifted from relying on fragmented, isolated criteria to operating with a solid, continuous engineering system capable of supporting the town’s growth with precision, agility, and aesthetic coherence.

S3 delivered a comprehensive, long-term service that included:

• Acting as the project’s official structural and MEP engineers since 2015.

• Designing and inspecting more than 90,000 m² of residential and commercial buildings within the beach town.

• Implementing a BIM-driven, multidisciplinary coordination process to reduce clashes and streamline construction in a dense urban environment.

• Tailoring each solution to coastal conditions, challenging topography, and the architectural demands of Las Catalinas’ Mediterranean–tropical concept.

• Establishing standardized engineering criteria that allow each new building to advance with the same quality and coherence as the master plan.
